MASS HOUSING PROPERTY CONCEPT

OVERVIEW

Genesis Indojaya's bid to becoming a high quality, fast-production suppliers of subsidised homes (Rumah Subsidi) to aid in the One Million Homes Initiative. 
This project is part of my internship work at Genesis Indojaya.

What's the deal?
Genesis Indojaya (GIJ) is a property development company founded in 2012 with the goal to develop property across Indonesia, creating high-quality homes with the best price and premium minimalist design.  In 2019, GIJ is aiming to look into the Low-Cost Mass Housing Market in line with the One Million Homes Initiative (Satu Juta Rumah) pioneered by Indonesian President, Joko Widodo since 2015.

Low-Cost Mass Housing Market in Indonesia is a booming market with government initiatives to reduce the 10-odd million backlog of housing, especially housing for the poor (MBR homes). While the One Million Homes Initiative is plagued with problems since its conception in 2015, GIJ aims to be one of the high quality, fast-production suppliers of subsidised homes (Rumah Subsidi) to aid in the One Million Homes Initiative.

For the research process, I first explored different building methods such as traditional Brick-and-Mortar (what Indonesians commonly used), Pre-Fabrication Construction (what Singaporeans High-Rise Flats used) and innovative methods like 3D Construction Printing.

The following proposed layouts are designed and prototyped on Google Sketchup.
The proposed layout of the house is a 28.75 sqm one storey home on 60 sqm land. The homes will be built using Pre-fabrication Construction Technology to ensure much faster and higher quality construction.  The home can later be modularised to include additional second storey or a bedroom module as the family grows and needs more space.

I also looked at possible sites that could be built on for our MVP, taking into account: cost, size of land, location, nearby amenities and facilities, ease of building (ground quality, transportation ease etc). For more information, feel free to check out the video pitch deck below:
